2) jurats: as found in affidavits and other sworn documents, certifying that the signer personally appeared before the notary, took an oath or affirmation from the notary, and, usually, signed in the notary's presence.
3) proofs of execution: certifying that a subscribing witness personally appeared and swore to the notary that another person, the principal, signed a document.
4) protests: certifying that a written promise to pay, such as a bill of exchange, was not honored.
5) safe deposit box opennings: by a bank must be witnessed by notaries.

whether reading the papers, watching the local news, glancing through the biz sections of magazines. the news is that rates are climbing upwards a bit. things seem to be stable. prices of houses are starting to go downward. greed is catching up to the new york region to the rest of the country. meaning slashed prices of even new construction.

all the while you want to make money or save even more than what you're paying.

the summer is gone. the heated weather and competition has almost kicked your butt. and yet you're still actively alive to tell about it. did you end up wearing shorts and a tee while showing places (that's for the customers, not you). did you answer your phone with a "yeah..." (not professional). did you take the weekends off to go to the beach or hamptons (no money to be made).

regardless of the season or temperature a new agent must consider their image and presence to the public. even when you are doing grocceries with your partner, or dining with friends at the local eats, or doing laundry down the block. because there is no excuse to be slumming it whether on the clock or off. you first are showing all how you see yourself and therefore to the public.

going to the dentist or white table cloth dining, i see the folks giving me attention how they are dressed. even the local cop or sanitation guy, or fedex, brown trucks, they all have a way of dressing that makes you know what they do for a living. as a new agent, the same applies to you.

why dress like you're going the the beach, or shopping at target, or even jogging in the park. i mean while you are in the work mode, or off hours. because all the eyes are all seeing in the area you work. dress the part. portray the image of a professional. not slumming.

 

1st time home buyer

ah, the first time home buyer is on the prowl. prices are ever so slowly inching downward. the feel of wanting and the desire to finally own is hitting harder now. yet the whole approach at times is ass backwards.

too many folks are first seeking the claimed neighborhood, okay good choice. seeking out the right building or apartment. then the joy of haggling with a price. then afterwards with not as much attention to find a mortgage.

funny thing. you want to know how much mortage and monthly payments you can truly afford. then add maint. or common charges and RET to that number. opps, add the closing costs. and...

how long are you going to own the new home. that will or can determine the rates and terms of the monthly payments. less or lower payments, even with sometimes a higher loan amount. somehow you need to equate the buying experience like going out food shopping for the week, yet you only have a few dollars in your pocket. that just doesn't work.

you gotta plan ahead. plot and plan the course of action. figure out the costs, monthly pymts, and all the other details all before you go out looking and seeking that place to call home. no need wasting your time to only find out you have been looking for a way different price range.

 

rental world

the time has ever so slowed down just a bit. you may have a moment to ponder a place. realizing there is no need to be led down the path to the wolves of the claim of multiply applications on the one you may want. nor the ever flow of onlookers viewing the same place you have just seen. since school and recent graduates have already secured their place to call home.

yet the ponderings of which neighborhood....that you may want to be more final with where you want. cuz even the slightest price may appear to be good, but is it for that neighborhood. if you feel the urgent need to be in a certain neighborhood, then almost just grab a decnt place to be in that area. since only time will allow you to feel the needs and desires of what you like and want in a place to call home.

you know, the nearest deli, the one you really like. the best laundromat, that won't super-shrink your best tee. the tree lined street that does have the most quiet place on the block, not the one that has the firehouse on it. and the list is endless....

so you may have a moment to catch your breathe upon deciding on a place to call home. you still need to realize that there are others like you, also searching. even after you have seen and placed an application. you want to have all the needed papers handed in first, and upon the first meeting. since there will be someone else right behind you who will have their papers and stuff faster and on the ready, to beat you to the lease signing. so have the needed items at the ready, always in hand.

wow, the weather is a changing. as is the climate for buyers and sellers. upon looking in the rear view mirror, times are different right now. yet folks are still pondering the past, as in last year and the new year. prices and rates have changed.

the lucky sellers are wise to have adjusted their prices accordingly. since the rest of the greedy sellers still have their properties on the market with not much fanfare. those sellers are still stuck in the old price and ways.

psst...the rates have risen, and there is more inventory to choose from folks. therefore sellers cannot command the prices of yesteryear in today's climate. unless you have no issues with letting your property stay on the market for way too long, and having no one even look at the facade.

the climate is dictating that asking prices are needed to be adjusted to the current market. thus, less than before. the need to dress up that building, since image is important. sweep and clean the place. fresh paint does wonders. get rid of any overpowering smells that will scare off almost anyone. be accessible to have all view the place if you truly want to sell.
