new rookie agent ( new to real estate )

how many listings do you have in your name? how many ads do you have out there for the public viewing? how many ways do you have your name out there ( not including the company name )? how many phone calls are you getting? or rather of potentail customers who are ready, willing, and able to take action?

hmm, in a nutshell (i'll try): the more that you have out there for all to see, the more opportunity for more calls coming in, thus more selectively picking the proper customers to work with.

so, the idea is to have as many opportunities with your name out there, for all to see and call you. yes, you. the bottom line is for customers and clients to call you regardless of where or what company you work with. since there may be many different places you choose in a short period of time (not highly recommended). the calls are because they are asking for you to give them info and show them the properties.

ther bigger the pool of listings, the greater the calls will come in. the greater the incoming calls; the greater chance you have of picking and choosing the folks who are more in need of finding a place to call home. therefore giving you more choices in deciding who will be more productive for you. from there, more possibilities of getting things in the pipeline of closings or lease signings, to finally getting the commission check.

first time home buyers. so by reading a book or two, reading some articles makes you an expert. although the lending institutions are thinking way differently than you may think. not the way you do, that's for sure. take advantage of insider scoop so as not to be taken for a ride in purchasing your new home.

1st time home buyer ( consider... )

ever go the the grocery store to purchase a weeks worth of food and such. only to realize you have no credit/debit card or checkbook. with only a few bucks in your pocket. hmm, not something you would do. yet in real estate many will do just that.

amazing how folks will search for a place, haggle with the asking price, then go looking for a mortgage. what would be better, is to truly find out how much you will have in you pocket before venturing out. find out what your monthly payments will be. along with the interest rate given you, to know how much home you can really afford. no need to be guessing because you 've read a few articles or a book or two (so now your an expert?).

seek the right person to work with, since you will be in a working relationship for some time. they almost hold the keys to your future home. you will be exposing much of yourself in order to get the best loan and rates. they will be your confidant. they can assist you in what your monthly payments will be. and they can help determine how much home you can go out looking for.

remember, no mortgage broker or lender will gaurantee anything until the last moment of the deal since rates change constantly. thus, there is no need to be shopping all over the place with different folks. once you have certain numbers as givens, not much you can do but to accept it and work the best with what you have.

timing is important ( rental world )

yes, the summer season is fast upon us. thus making, seeking, and finding a place to call home more competitive for all. there are several things to consider while conducting your search; making it easier and smoother for you and all around:

1) make one person in your group the point person. making it easier to have all paperwork ready at hand, and to coordinate the group in viewing places. you will need to have ready for placing the application in to process: 1) photo id 2) ssn 3) w-2's 4) last year's taxes 5) last few pay stubs 6) bank statements. there could be a guarantor form and their info too, a letter of employment, if less than a year at same job. all this should be ready to hand in, since other potential renters are looking at the same places as you.

2) advisable to have all persons in the party ready to view at the same time. otherwise trying to get varying times and days for all people to make a decision on the place to call home, will result in it being taken by some others who are more on the ball than you. because your competition is really the other folks who, too are seeking the same places as you.

3) be careful of those brokers/agents who claim you need to decide right this second, due to over 20 people have seen it, and the claim of at least 2-5 applications are in on the place. reality being we all see so many hot bodies walking the streets of the city (all those viewing the same places as you). and if there are that many applications in, walk away (too many good candidates that only one will get the place, and you're not in the running, why bother).

concluding; have your paperwork ready at hand, all see it at same time, know what you want, when you see what you want regardless of how many places-take it.
