here in the slope

funny the other day, a potential customer calls inquirying about a certain listing. the tone from that person is a wee bit over the top with regards to being nasty. in your face, demanding answers to all. in that demanding tone to have all the answers to all the demands to a listing.

makes you wonder on the other end, why is this person so nasty and rather demanding to a simple give and take conversation. when i was in need to know and asking questions also. for i needed to know which listing they were calling about, how long they have been searching, how many places they've seen, are they pre-approved, what is their budget, and other simple inquiries to make my job easier to assist this person.

all the while, the person calling was on a mobile while driving and claimed afterwards to not feeling well and in transit to a doctor's appointment. yet, prior to being given this info, i had to endure the the nasty tone and almost hostile action of demanding info about a listing.

i always feel it is a two way street in having a conversation, and if you are calling, and wish to be treated with any sense of normalcy, i would suggest being civil from the get go with the conversation.

 

( 1st ) first time home buyer ( $ amount )

you the buyer have a pre-determined way of purchasing. you're thinking: 1) find a house, 2) negotiate the price, 3) find a loan. then your in. no problem your thinking. this should be a piece of cake. making it easy to now find the place to call home.

ha, the truth be told. the reverse is the answer. decide on a loan with a monthly payment that works for your budget, then go looking for a home in the price range that matches your financing.

going at it this way saves time, particularly when you get the lender to give you a pre-approval commitment, the strategy not only gives you peace of mind, it provides a good negotiating tool with a seller, because your offer includes the ability to close quickly.

 

oy vey, why so many questions ( rental world )

yeah, hello. i'm calling about the 2 bedroom you have listed.....huh, who's name is on the listing? ah, dunno. but i need to know where this place is exactly located? yes, the address please. wha...why won't you give the exact address? i need to know if it fits my needs and locale to live next. ( after a few moments of being asked questions ) why are you asking so many questions that i really don't know, nor don't care about. i'm calling about this particular apartment....why is it so difficult....

well, the truth be told. the landlord doesn't want many folks knocking on their door during dinner, or being robbed while out to dinner. you're calling about a certain listing. it's helpful to know more info from our side as it is for your side. let's explain it this way. both sides are wanting to know as much details so not to waste time.

so, the more info the broker has to your needs, the better we can find the just right place to call home for you. therefore, knowing your price range, size place ( studio, 1BR, 2BR, etc.), location, when you need to move, pets, others moving with you, how long have you been searching, how many places have you seen, etc. all this info makes it better and quicker to search for your needs.

just as you are finding out certain specs, the broker is doing the same. so, make it easy for you and the broker. give them the info they ask so the process is faster to find that new place to call home.
