are coming out to explore and play more.&lt;br /&gt;&lt;br /&gt;interest rates are stable enough, and the amount of places to explore on those open houses are becoming more than can be done within a weekend, better walking shoes needed. there are still way too many silly foolish sellers, thinking of a time long gone. the times when they thought they could garnish such high prices, and actually get them.&lt;br /&gt;&lt;br /&gt;funny is on the sellers. for there are even more places on the block as well. with buyers deciding to sleep on a thought. even for another night of sleep before deciding. yup, more tire kickers looking. add to it, still too many sellers with egos as big as their asking prices.&lt;br /&gt;&lt;br /&gt;yet too many never realize that the god, called the appraiser is calling the shots. they determine the price for the banks to decide upon approval for the mortgage for you. those appraisers are impartial.&lt;br /&gt;&lt;br /&gt;yet everyone or enough are still trying to regain a time of yesteryear. hmm, those folks need to be dialed in to prices are vastly different today. why remain looking in the rear view mirror when you need to be looking in reverse&lt;/span&gt; with finding a place to call home. why are folks going out with some thought in the air of how much they can afford; seek out a few places, haggle with a price, then afterwards find a mortgage to fit their price tag. only to realize they may not get the dream home. why is that so?&lt;br /&gt;&lt;br /&gt;think of it like going out to buy food for a huge party and you only have 2 dollars in your pocket. the store won't allow credit, and the food may spoil by the time you return with the proper amount in hand. ha ha ha...&lt;br /&gt;&lt;br /&gt;another way of going about finding the huge investment of time and money along with getting your dream place. would be to &lt;span style="font-weight: bold;"&gt;seek out the true dollar amount you can really afford&lt;/span&gt;. find that mortgage broker, maybe a bank.&lt;br /&gt;&lt;br /&gt;first figure out how long you intend to live there. &lt;span style="font-weight: bold;"&gt;make sure you are truly honest with your finacial picture. otherwise it will come out in the wash&lt;/span&gt;. making everyone who would have worked with you, a waste of time and beyond pissed off. in addition, creating the to tell about it. did you end up wearing shorts and a tee while showing places (that's for the customers, not you). did you answer your phone with a "yeah..." the claimed neighborhood, &lt;span style="font-style: italic;"&gt;okay good choice&lt;/span&gt;. seeking out the right building or apartment. then the&lt;span style="font-style: italic;"&gt; &lt;span style="font-weight: bold;"&gt;joy of haggling with a price&lt;/span&gt;&lt;/span&gt;. then afterwards with&lt;span style="font-weight: bold;"&gt; not as much attention to find a mortgage&lt;/span&gt;.&lt;br /&gt;&lt;br /&gt;&lt;span style="font-style: italic;"&gt;funny thing&lt;/span&gt;. &lt;span style="font-weight: bold;"&gt;you want to know how much mortage and monthly payments you can truly afford&lt;/span&gt;. then add maint. or common charges and RET to that number. opps, add the closing costs. and...&lt;br /&gt;&lt;br /&gt;ho&lt;span style="font-weight: bold;"&gt;w long are you going to own&lt;/span&gt; that&lt;/span&gt; neighborhood. if you feel the urgent need to be in a certain neighborhood, then almost just grab a decnt place to be in that area. since only time will allow you to feel the needs and desires of what you like and want in a place to call home.&lt;br /&gt;&lt;br /&gt;you know, the nearest deli, the one you really like. the best laundromat, that won't super-shrink your best tee. the tree lined street that does have the most quiet place on the block, not the one that has the firehouse on it. and the list is endless....&lt;br /&gt;&lt;br /&gt;&lt;span style="font-style: italic;"&gt;so you may have a moment to catch your breathe upon deciding on a place to call home.&lt;/span&gt; you still need to realize that there are others like you, also searching. even after you have seen and placed an application. you want to have all the needed papers handed in first, and upon the first meeting. since &lt;span style="font-style: italic;"&gt;there will be someone else right behind you who will have their papers and stuff faster&lt;/span&gt; the notion of&lt;/span&gt; &lt;span style="font-style: italic;"&gt;believing an owner is now an expert, well i beg to differ&lt;/span&gt;. there are so many things that can go wrong or even get misunderstood during the entire process. that utilizing a broker is best. yet, to each their own.&lt;br /&gt;&lt;br /&gt;although, for those who &lt;span style="font-weight: bold;"&gt;would not chance their imported car to just any joe schmo machanic&lt;/span&gt;, &lt;span style="font-style: italic;"&gt;yet will do the same upon a much bigger deal&lt;/span&gt;,&lt;span style="font-weight: bold;"&gt; their home&lt;/span&gt;. allow me to break down some myths about that commission some would like to avoid.&lt;br /&gt;&lt;br /&gt;let's pick a simple number. sale price of 100K. let's go with the realistic going rate of that commission, of say 4%. the math of that commission is $4,000. &lt;span style="font-weight: bold;"&gt;ah but wait&lt;/span&gt;. now the real deal is how &lt;span style="font-weight: bold;"&gt;that money is broken down&lt;/span&gt;. with &lt;span style="font-weight: bold;"&gt;two brokers&lt;/span&gt;, one for the buyer, the other for the seller. &lt;span style="font-weight: bold;"&gt;we split that in half&lt;/span&gt;. thus each getting $2,000. oh, &lt;span style="font-weight: bold;"&gt;wait a moment&lt;/span&gt;-&lt;span style="font-style: italic;"&gt;that half is split in half again&lt;/span&gt;. portion to the broker who did the deal, the other half to the company that the broker works with.&lt;span style="font-weight: bold;"&gt; which now is&lt;/span&gt; $1,000. now before you think that is it, we need to itemize &lt;span style="font-weight: bold;"&gt;the expenses the broker must incur&lt;/span&gt;. which is but not all; desk fees, phone fees, advertising for the property sold (internet, newspaper, local, etc), transportation expenses, open house signs, business cards, clothing (cleaners), paying one's own rent and bills, local chapter dues, national dues of varied realtor organizations to stay in business, fees for the multiply listing services, etc. what remains then must be broken down in the few months to follow the deal to completion, and the hourly rate.&lt;br /&gt;&lt;br /&gt;thus &lt;span style="font-weight: bold;"&gt;after all expenses maybe a broker comes away with&lt;/span&gt; $500 out of their share of that $1,000 from that $4,000. and if we break it down to the hours of open houses, advertising, fielding the calls, showing the property, paperwork, and all; it may be at best &lt;span style="font-weight: bold;"&gt;close to minimum&lt;/span&gt; &lt;span style="font-weight: bold;"&gt;wage&lt;/span&gt;.&lt;span style="font-style: italic;"&gt; funny, we still need to take taxes out, and health insurance out&lt;/span&gt; too. so that $500 with taxes out of the 1000, well it all boils down to very little money we get in order to get that deal from the public to getting your money to move onward.&lt;br /&gt;&lt;br /&gt;yet, with what you do for a living; for the public viewing? how many ways do you have your name out there ( not including the company name )? how many phone calls are you getting? or rather of potentail &lt;span style="font-weight: bold;"&gt;customers who are ready, willing, and able to take action&lt;/span&gt;?&lt;br /&gt;&lt;br /&gt;hmm, in a nutshell (i'll try): &lt;span style="font-style: italic;"&gt;the more that you have out there for all to see, the more opportunity for more calls coming in, thus more selectively picking the proper customers to work with.&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;so, the idea is to have as many opportunities with your name out there, for all to see and call you. yes, you. the bottom line is for customers and clients to call you regardless of where or what company you work with. since there may be many different places you choose in a short period of time (not highly recommended). the calls are because they are asking for you to give them info and show them the properties.&lt;br /&gt;&lt;br /&gt;ther bigger the pool of listings, the greater the calls will come in. the greater the incoming calls;
